Pegasus Homes advertises in a range of media to promote the apartments, communities and potential lifestyle available when customers move into a Pegasus property.
Purchase price and rental amounts shown are correct at the time of publication and may be a starting price only and subject to change. The purchase price shown is typically a starting price and is exclusive of the service charge, which is payable monthly. Service charge is reviewed annually and may increase or decrease; any changes in the amount paid will be communicated to residents in advance. Rental payments are paid monthly and incorporate rent plus all relevant costs to maintain, manage and staff the community. Rental fees and associated maintenance costs are reviewed annually in line with market rates. Maintenance and running costs within the apartment, such as utilities, broadband, contents insurance, etc., are not included. Please refer to the lease for full details of what is included per community.
The completion dates shown are indicative only and subject to change. Customers affected by the completion date movement will be regularly communicated with and notified in advance if dates cannot be met.
Any incentive or promotion advertised is subject to terms and conditions. The incentive advertised may only be applicable to selected apartments. Unless otherwise stated, financial incentives and promotions that apply to the sale of a property will usually be paid upon completion and usually through discounting the purchase price. Any offer and incentive will be time-bound, and the timescales for completion will be clearly shown on the advertisement or by separate conversation with the sales team.

Incentive terms and conditions
Less Worry, More Living
(May 2026)
Customers who wish to purchase a home from Pegasus Homes between 1st May 2026 and 31st August 2026 can benefit from the ‘less worry, more living’ incentive.
This incentive aims to reduce the cost of living for customers by contributing towards the cost of three main factors:

The incentive will contribute up to two years' worth of bills, capped at a maximum amount based on the value of the property being purchased.

The value of the service charge, council tax and estimated utility bills has been calculated based on the rates as at April 2026 and an average taken.
This incentive is only valid on new reservations made between 1st May 2026 and 31st August when this incentive ends. Only selected properties purchased from Pegasus Homes are eligible for this incentive. Resale homes are excluded from the incentive.
The value of the maximum contribution will be paid upon legal completion as a financial contribution deducted from the purchase price on the completion statement. The customer remains responsible for paying their service charge, council tax and utility bills.
Pegasus Homes reserves the right to extend, amend or withdraw this promotion at any time and without notice. This incentive cannot be used in conjunction with any other offer or incentive.
Home of the Month
(February 2026)
The bespoke featured home incentive is only available on selected apartments. Customers can benefit from a 5% discount from the advertised purchase price and the value of tier 1 stamp duty, which will be shown as a contribution on the completion statement. This apartment is dressed with the furniture value being approximately £15,000, this furniture can be included within the sale and no alternatives will be offered. The legal fee contribution is only applicable when customers use a solicitor from our recommended panel. To qualify for the incentive, customers must reserve the apartment by 31st March 2026 and complete their purchase by 30th June 2026.
This incentive cannot be used in conjunction with any other offer. Pegasus Homes reserves the right to amend, extend or withdraw offers and promotions at any time.
Lichfield Bonds One Bed Incentive
(February 2026)
Customers who wish to purchase their new one-bedroom home at Pegasus Lichfield Bonds between 1st Feb 2026 and 30th June 2026 can benefit from a triple incentive on selected apartments.
- 5% discount from the advertised purchase price;
- Stamp duty paid (tier 1 only);
- One year’s service charge paid
This incentive applies to selected one bedroom homes at Lichfield Bonds as specified by the Sales team. The 5% discount applies to the advertised purchase price only.
The Stamp Duty payment will only be made on Tier 1 Stamp Duty Land Tax and will be paid upon completion as a contribution deducted from the completion statement.
The one year’s free service charge incentive is calculated based on the annual rate at the time of purchase. This discount will be applied as a lump sum deduction on your completion statement. Customers are still responsible for making their service charge payments and any incremental rises.
To qualify for the promotion, the reservation must be made after 1st February 2026 and customers must complete the purchase of their new Pegasus home by 30th September 2026.
This promotion ends on 30th June 2026. Pegasus Homes reserves the right to amend, extend or withdraw offers and promotions at any time.
In addition to the new incentives, customers may benefit from a legal fee contribution of £3,000. This can only be made if customers use a solicitor from our recommended panel of solicitors.
An Aprico downsizing service is also available. The Aprico downsizing service can only be used once and is only available to customers living within the UK mainland.
