Advertising terms and conditions

Pegasus Homes advertises in a range of media to promote the apartments, communities and potential lifestyle available when customers move into a Pegasus property. 

Purchase price and rental amounts shown are correct at the time of publication and may be a starting price only and subject to change. Rental values shown are inclusive of service charge unless otherwise clearly stated. The purchase price shown is typically a starting price and is exclusive of service charge which is payable monthly. Service charge is reviewed annually and may increase or decrease, any changes in the amount paid will be communicated to residents in advance. Please refer to the lease for full details of what is included per community.

The completion dates shown are indicative only and subject to change. Customers affected by completion date movement will be regularly communicated with and notified in advance if dates cannot be met.

Any incentive or promotion advertised is subject to terms and conditions. The incentive advertised may only be applicable to selected apartments. Unless otherwise stated, financial incentives and promotions that apply to the sale of a property will usually be paid upon completion and usually through discounting the purchase price. Any offer and incentive will be time bound and the timescales for completion clearly shown on the advertisement or by separate conversation with the sales team.

Improve your move with Pegasus Homes
(June 2025)

Easy move package worth up to £15,000* on new home purchases

Customers who reserve a new home with Pegasus Homes by 30th September 2025 can enjoy a package worth between £12,000 and £15,000. The easy move package includes:

  • Expert downsizing and removals service from Aprico
  • £2,000 legal fees contribution if the customer is using a solicitor from our recommended panel
  • A handyman service upon move-in* 
  • Window treatments such as curtains or blinds

*The maximum value of the complete easy move incentive for a one bedroom apartment is £12,000, which includes up to £7,000 towards window treatments. For a two or  three bedroom apartment, the maximum value of the easy move incentive is  £15,000, which includes up to £10,000 towards window treatments. 

The customer can choose their own window treatments and light fittings from our preferred suppliers that are local to each community. These suppliers have been appointed by many of our customers previously and come highly recommended. The Aprico downsizing service can only be used once and is only available to customers living within the UK mainland.

*The handyman service will be available at the discretion of Pegasus Homes and subject to availability.

This easy move incentive offer applies on selected apartments at selected developments and only to new sales reservations made between 27th May 2025 and 30th September 2025.

This promotion ends on 30th September 2025. Pegasus Homes reserves the right to amend, extend or withdraw this promotion at any time and takes no responsibility for the ongoing maintenance and upkeep of the window treatments. This incentive cannot be used in conjunction with any other promotion or offer. This incentive only applies to customers purchasing a new home from Pegasus Homes and is not available on lettings or resales.

Move in by September and save up to £6,500 in rent

Customers looking to rent their new home can enjoy up to £6,500 off their rent if they take up a tenancy period of at least 18 months. This incentive equates to a rent free period of two months’ and the rent free period will apply between months 13 - 15 of the tenancy. The total value of the rent free period will differ at each community with the maximum value being £6,500.

This incentive only applies to selected apartments in selected communities. To qualify for the promotion, the reservation must be made after 27th May 2025 and customers must start their tenancy by 30th September 2025. 

This promotion ends on 30th September 2025. Pegasus Homes reserves the right to amend, extend or withdraw offers and promotions at any time. This promotion applies only to new lets and re-lets directly from Pegasus Homes.

5% Discount or Stamp Duty Paid 
(January 2025)

Customers who wish to purchase their new home can choose between receiving a 5% discount from the advertised purchase price, or the stamp duty payable on the purchase of the new property, paid for. The incentive advertised is only available on selected new apartments. The Stamp Duty payment will only be made on Tier 1 Stamp Duty Land Tax and will be paid upon completion as a contribution on the completion statement. To qualify for the promotion, the reservation must be made after 1st January 2025 and customers must complete the purchase of their new Pegasus home by 30th June 2025. Any other offer and incentive will be time bound and the timescales for completion clearly shown on the advertisement or by separate conversation with the sales team.

This promotion ends on 31st of March 2025. Pegasus Homes reserves the right to amend, extend or withdraw offers and promotions at any time.

The legal fee contribution of £2,000 can only be made if customers use a solicitor from our recommended panel of solicitors.

The Aprico downsizing service can only be used once. The handyman service will be available at the discretion of Pegasus Homes and subject to availability.

Up to 3 months rent free
(January 2025)

Customers looking to rent their new home can enjoy up to a maximum of three months rent free if they take up a tenancy period of at least 18 months. The rent free period will apply between months 13 - 15 of the tenancy, depending on the rent free period agreed. This incentive only applies to selected apartments in selected communities. Please see below for specific criteria for each qualifying community. To qualify for the promotion, the reservation must be made after 1st January 2025 and customers must start their tenancy by 31st May 2025. Any other offer and incentive will be time bound and the timescales for completion clearly shown on the advertisement or by separate conversation with the sales team.

This promotion ends on 30th of April 2025. Pegasus Homes reserves the right to amend, extend or withdraw offers and promotions at any time.

A limited number of apartments at Steepleton, Tetbury, and Latheram House, Cheltenham, will benefit from a three month free rental period at months 13, 14 and 15 of the tenancy. This incentive only applies to certain apartments within each community.

A limited number of apartments at Jesmond Assembly, Newcastle, Wooburn Bales, Buckinghamshire and Latheram House, Cheltenham, will benefit from a two month free rental period at months 13 and 14. This incentive only applies to certain apartments within each community.

Home of the Month
(December 2024)

Each month we will share one of the featured 'homes of the month' from Pegasus Homes' communities across England to either rent or purchase. If you choose to reserve one of the homes listed from our email, we will give you a £500 John Lewis gift voucher on completion.

This promotion will only apply for the apartments in the email and will be time bound to the timescales for completion clearly shown on the advertisement or by separate conversation with the sales team. Typically, they will be valid for 3 consecutive months. For example if the email is sent out on the 1st December 2024, you will have until 28th February 2025 to reserve the home of your choice.

Rent then Buy
(September 2024)

If you want to secure your preferred new home and start living your new life without delay, ‘Rent Then Buy’ could be a good option for you. ‘Rent Then Buy’ offers the flexibility to move into your new home on a temporary rental basis whilst the sale of your previous home goes through.

Qualifying Criteria

  • The customer must be entering the contract with the intention to purchase the property at Pegasus Homes.
  • If the sale of a property is needed to fund the purchase, the customer must provide two written valuations of their previous home from local estate agents, dated within 6 weeks.
  • The customer must be willing for Pegasus Homes to confirm the valuations as fair.
  • An additional desktop valuation is undertaken from an independent part exchange provider.
  • The agreed purchase price is the asking price only.
  • If the customer does not go ahead and purchase the Pegasus Homes property, Pegasus Homes will provide notice to end the tenancy after 12 months.
  • The tenancy is subject to satisfactory references being provided.
  • The Aprico removal service is to be paid up front by the customer at the start of the tenancy and will then be fully reimbursed through a reduction of the purchase price when the sale is completed.

Key Information

  • When customers take up the 'Rent Then Buy' incentive, they will be issued an Assured Shorthold  Tenancy contract for the rental period. This is a 12 month fixed term contract with no break clause.
  • To make sure this incentive will work for the customer and Pegasus Homes, a review of the customer's circumstances will need to be carried out between 2–4 months from the tenancy start date. If terms are agreed and the incentive is taken, 6 months into the tenancy, Pegasus Homes will issue a notice to vacate the property within 6 months. At this point the resident will be reminded that beyond this date they will incur full rental costs.
  • If the above dates are not achieved Pegasus reserves the right to review the terms of the reservation and re-market the property.
  • A £1,000 reservation deposit will be held by Pegasus Homes and deducted from the purchase price upon legal completion. On commencement of the tenancy agreement a security deposit of 5 weeks rent will be collected along with 1 month's rent and service charge in advance.

Upon successful completion:

  • Upon the successful sale of the customer's previous home and legal completion of the new apartment at Pegasus Homes, a discount of 5% from the asking price will be offered to you. 
  • When the customer completes on their new purchase, the AST will cease to apply to the tenant as they become the new owner.
  • If the customer uses a recommended solicitor from our approval panel, Pegasus Homes will contribute £1000 towards legal fees. The legal fee contribution and the Aprico home moving service only applies if the customer completes the purchase of the apartment within 12 months of the tenancy start date.

If the customer cannot complete:

  • The right to buy the apartment will elapse after 9 months if a Solicitor has not been instructed and the process of purchasing has not commenced.
  • If the customer decides to leave the development or is unable to complete on the purchase of the new home, no rent will be returned.
  • If the customer cannot complete on their new purchase, they will need to move out of the development within the timeframe given on the notice to vacate.

This incentive only applies to apartments that are available to purchase. Please speak to the sales team to find an applicable home. This incentive cannot be used in conjunction with any other offer. 

Guiting Music Festival Prize Draw

  1. The Promoter: The promoter of this prize draw is Pegasus Homes, Unit 1 Royal Court, Church Green Close, Kings Worthy, Winchester SO23 7TW
  2. Eligibility:
    • Entry is open to individuals aged 60 years or older at the time of their visit.
    • Entrants must meet the general living criteria for a Pegasus Homes community.
    • This draw is not open to employees of Pegasus Homes, their families, agents, or anyone else professionally connected with this promotion.
  3. Entry Method:
    • Entry to the draw is only applicable on pre-booked, attended sales visits to Latheram House, Steepleton, or One Bayshill Road between 1st June 2025 and 30th June 2025 (inclusive).
    • Eligible visitors who complete a pre-booked visit within this time window will automatically be entered into the prize draw.
    • Walk-in or unbooked appointments will not be included in the draw.
    • Only one entry per eligible visitor will be accepted regardless of the number of visits made.
  4. Prize:
    • The winners will receive one of five pairs of tickets to the opening night of the Guiting Music Festival on the 25th July with Steeleye Span performing.
    • The prize is non-transferable, and no cash alternative will be offered.
  5. Winner Selection and Notification:
    • The winner(s) will be chosen at random from all eligible entries.
    • The draw will take place shortly after the closing date.
    • The winner(s) will be notified by email on Friday 4th July 2025.
    • If a winner does not respond to the notification email within 5 days, the promoter reserves the right to withdraw the prize from that winner and pick a replacement winner.
  6. Publicity:
    • By entering the prize draw, entrants agree that if they win, their name and general location (e.g., town/county) may be published by Pegasus Homes for promotional purposes.
  7. Data Protection:
    • Any personal data provided will be used solely for the purpose of administering this prize draw and in accordance with Pegasus Homes' Privacy Policy. Your data will not be shared with third parties for marketing purposes.
  8. General:
    • Pegasus Homes reserves the right to amend, suspend, or withdraw this prize draw at any time due to unforeseen circumstances or technical issues.
    • The promoter’s decision regarding all aspects of this prize draw is final and binding, and no correspondence will be entered into.
