Buying your Apartment
Is there private car parking available?

It varies depending on the community, but we aim for one parking space per home, on a first-come, first-served basis. For more information about parking at the community you are interested in, please speak to your sales manager.

Do you offer part exchange?

Yes, we offer part exchange through a third-party provider. We are happy to make the introduction – please ask your sales manager for more information.

Do you rent apartments?

Yes. A growing number of our communities have an attractive rental option available. Please ask your sales manager if the community you’re interested has this option.

What does buying off-plan mean?

If you buy an apartment off-plan, it means you are agreeing to purchase your chosen apartment before it has been built. Buying while the development is still under construction allows you to secure the home that will suit you best.

Are your apartments part of fully furnished?

Our homes are sold unfurnished, although we are happy to supply the details of our interior designers, who will work with you to plan, quote and fit out your ideal home.

What deposit do I need to buy my apartment?

Deposits vary depending on the size of the apartment and the community’s location.


Can a friend or family member stay with me if they are under the development age limit & how long can they stay for?

Yes, they may stay as visitors or guests, but not as permanent residents. If someone wants to live in a Pegasus home on a permanent basis, we would need to discuss agreed circumstances (such as being a carer) and they will have to meet the criteria of the development.

What safety features are there in your apartments?

Our Tunstall system offers enhanced communication to health-care professionals, including alarms and touch-screen response units, if required. All our communities feature CCTV and video entry, and Lifehosts and concierges are onsite to provide support.

Costs & Charges
What does your service charge cover?

Every community is unique and offers different services, such as spas, restaurants, cafés. However, all developments have the following costs included in the service charge: manager and onsite team, building maintenance, communal cleaning, grounds and garden, and health and safety.

How much is Pegasus service charge?

Our service charges vary between communities, depending on the services on offer. We will happily supply a full breakdown of service charges for each community, on request. 

Are there any additional charges?

Additional charges depend on the services on offer at the community, such as spa treatments, dog-walking and extra care packages.

Will costs increase after I move in?

All our service charges are a recharge of costs incurred for each community. Therefore, there is likely to be a slight inflationary increase as per UK inflation rates.

Is council tax included in the service charge?

No, council tax is not included in the service charge. Because council tax can change depending on your personal circumstances it is your responsibility to keep the council up to date on your circumstances.

What help is available if I need support with cost, or I run out of money after moving in?

We work closely with you from the outset to anticipate any financial issue you may experience along the way. We have a number of preferred suppliers who can help you explore financial support options, and are happy to work with owners and their families to offer continued support, whatever the financial difficulty.

Will I have to pay exit fees if the apartment is sold on?

Unlike many of our competitors, we don't charge any exit fees.

Do you pay contingency fees on your developments?

A reserve of money from occupants services charges are set aside to cover planned maintenance and possible unforeseen future expenses.

Can I bring my cat or dog with me to a Pegasus property?

We allow our homeowners and rental members to have pets. And if you don’t yet own a pet, you are welcome to acquire one after moving in.

Can friends or relatives bring their pets with them when they visit?

Yes, relatives and guests can bring a dog, although they are not permitted in the garden or other communal areas, including the guest suite, even if the stay is overnight.

What training do you offer your management staff?

We give extensive training to our sales managers, Lifehosts and General Managers, to ensure they deliver the highest quality customer service and support to owners.


Ground Rent
What is ground rent and what is it used for?

As with all leasehold properties in England and Wales, ground rents are payable on all Pegasus apartments. The ground rent helps to meet the costs of providing the communal spaces that play such a vital role in the success of our communities, but which are nevertheless provided in the form of unsaleable floor space. Ground rents are set by Pegasus from the outset and highlighted during the sales process to all our customers.

We make sure that ground rents are fair and do not increase at an unreasonable level, only increasing in line with the Retail Price Index.

The Government has said that it's going to abolish ground rents.Why are you charging ground rent?

In 2019, the Government announced its intention to prohibit the charging of ground rents, as part of wider proposals to reform arrangements following issues around the sale of leasehold houses. More recently, the Government has been considering an exemption to the abolishment for retirement properties, recognising the social and community value that communal spaces provide. 

Care & Support
What happens if I become unavailable to look after myself or my partner?

We have a relationship with a number of high-quality care providers. Working with you and a Domiciliary Care Agency, we can help arrange an appropriate package, enabling you to continue living in the development or to move elsewhere, should that be your decision. 

Will there be a pendant for emergencies and if so at what cost?

There are two Tunstall pendants included free of charge with your apartment upon moving in, and these will be activated at your request.

Additional or replacement pendants can be requested at an additional charge. Your community’s Lifehost will set up your details upon request when you move in.
