In an idyllic and sociable village, with views all around of hills, woods and meadows, Wooburn Bales is a new community of modern apartments with full-height windows that take advantage of the fabulous outlook. You’re just a minute’s walk from the village green, with its charming 18th-century pubs, restaurants, cafés and shops. Here you’ve found the best of both worlds: the ease of village life, nestled in the shelter of the Chiltern Hills, with the diversions of Henley and Marlow just down the road, and easy access to London and Oxford by car or train.
Highlights
The inviting feeling you get when you step through the door continues as you wander into the shared lounge. Residents drop in and out at their leisure, to catch up, to spend a quiet half hour, or just to take in the view of the communal courtyard garden.
Residents' lounge
Treat this as an extension of your living and socialising space: where you’ll pop along for a coffee and a chat with a neighbour, an impromptu glass of wine after an evening stroll, or maybe you’ll take a good novel and settle in for the afternoon. When you want to host a get-together with friends or family, the lounge can always accommodate your plans.
Landscaped gardens
Imaginatively planted, so it looks vibrant and inviting all year round, the courtyard garden is the natural place to sit in fine weather with a neighbour or visiting friends and enjoy some fresh air, fine views and great conversation.
On-site team
The community’s wellbeing is the on-site team’s whole focus. They’re there to sort out day-to-day practicalities, so you can concentrate on more leisurely pursuits. If you have a social event to plan, need a word of advice or want a recommendation for a day out or a venue for a family celebration, they’re delighted to help.
Guest suite
When friends or family have travelled to see you, why not take advantage of our guest suite. With its elegant furnishings and ensuite bathroom, it gives them their own space to enjoy their visit to the fullest, or to use as a jumping-off point for exploring the beauties of the local area.
Welcoming community

Testimonials
"It’s been the best move for mum!"
After 10 years in a large family home, Beryl and her daughter Alison found the perfect downsizing solution at Wooburn Bales. Located in the heart of Wooburn Green, this Pegasus Homes community offers modern living, a vibrant social scene, and peace of mind with on-site support—all within minutes of Alison’s home.
Andrew Webber’s recently widowed 85-year-old mother-in-law decided it was time to relocate from her three-bedroom home in Bath. She felt vulnerable living far away from family and friends and was ready to downsize and find somewhere closer to them.
Nestled among the Chiltern Hills, the scenic and historic village of Wooburn Green on the River Wye in Buckinghamshire is home to one of our latest communities.
"The apartment is of an exceptional quality, and its energy-efficiency features and modern facilities really stood out to us; it was exactly what we were looking for."
Pegasus Homes Resident - Wooburn Bales
"The ever-smiling on-site host is a saint. She is extremely accommodating and always ensures the shared lounge is fully stocked with everything residents need. In addition, she arranges all the fantastic events at the community."

"Investing in a property didn’t feel like the right option with the additional costs such as stamp duties fees. Renting appealed to us precisely for its flexibility, allowing us to adapt to changing circumstances and needs."
